Whether you are buying or selling a property, below is a list of details we will typically require from you when we take your instruction to carry out your conveyancing:
• Personal details (including name and address etc.)
• Mortgage account details
• Certificates for any work carried out on your home (maybe extensions/amends to structure)
• Any planning permission or building regulations relating to the property
• Utility bills
• Proof of identification (to be photocopied and sent back to you)
• Proof of address
All documentation can be dealt with by post or via e-mail meaning you won’t need to visit your conveyancer and take precious time off work to head into an office. You’ll be able to track your case online and your conveyancer will keep you up to date with what’s happening at every point.
There is currently a temporary holiday on Stamp Duty on the first £500,000 of all property sales in England and Northern Ireland until March 2021.
It means that anyone completing a purchase on a main residence which costs up to £500,000, will not be required to pay any Stamp Duty on purchases made up to March 31st 2021 when the payment holiday ends.
In general, the whole process will take around 12-14 weeks but sometimes it can be a lot quicker – it all depends on who else is in the chain and any other mitigating circumstances.
You’ll be allocated your own conveyancer and assistant who will act as your guide taking you from start to finish of the process.
It’s advisable to appoint a solicitor when dealing with a remortgage so that you have complete peace of mind that everything has been done by the book and there is no room for costly errors.
